Timeshare costs: common questions

What are timeshare maintenance fees?

Maintenance fees are what every owner pays each year to cover the resort's running costs: housekeeping, repairs, utilities, insurance, property taxes and management. You pay them whether or not you use your week, for as long as you own the timeshare.

How much do maintenance fees go up each year?

Most resorts raise fees every year, typically somewhere between 3% and 6%. Over ten or twenty years that compounding adds up to far more than the purchase price, which is why the calculator lets you set the yearly increase.

Is buying a timeshare cheaper than renting?

It depends on what you pay, the fees, how long you keep it and how much a comparable rental costs. Buying on the resale market is usually far cheaper than buying from the developer, so the break-even point arrives much sooner. Enter your own numbers above to compare.

What other costs should I include?

Add one-time closing and transfer fees to the upfront costs, and yearly extras such as exchange membership or exchange fees, club dues and any special assessment you expect. Each listing on this site shows the fees its owner has provided.

Can I sell my timeshare later?

Yes, but resale prices are often well below what the first owner paid, so be conservative with the resale value. You can list your timeshare for sale, swap or trade on this site for free.
